Auction Information
The Auction Information Office will be opened from 9:00 AM to 4:00 PM (MT)
Monday-Friday to answer any questions about the properties or auction.
Auction Registration & Sale Site
In order to register for the auction and to receive a bidder number, a $1,000.00
cashier's check or certified funds made payable to Lakeshore Realty is required. This
amount is a deposit only and will be refunded promptly after the auction if the party
registered is an unsuccessful bidder. Auction will take place on-site at 304 W. Roosevelt,
The Fontenelle, Phoenix, Arizona. Registration begins at 8:30 A.M. Sale will begin
promptly at 10:00 A.M.
Remote Bidding Arrangements
For interested parties desiring to purchase these properties, yet who are unable
to attend the auction, arrangements can be made to participate wither by phone or written
bids. Please call the Auction Information Office for the Remote Bidding Requirements and
Procedures.
Buyer Broker Participation
A 2% commission will be paid to any properly licensed Buyer Broker who registers
the successful bidder according to Cunningham & Associates Buyer Broker Guidelines. To
obtain these guidelines, please contact the Auction Information Office. Deadline for
Broker registration will be 4:00 PM, Monday, December 6th.
Property Tour
A Cunningham & Associates, Inc. Representative will be available by
appointment up to Monday, December 6th for tours of the property. The property will be
available for final inspection the day of the sale, Wednesday, December 8th, 8:30 A.M.
Terms
A ten-percent (10%) down-payment will be due immediately after being declared the
buyer. The balance of the purchase price to be placed in escrow within five (5) business
days. Seller will deliver title free and clear of liens. Buyer shall pay all escrow and
closing costs, including an owner's title insurance policy. Property taxes will be
prorated to the close of escrow. Property sold "as is, where is." Terms are cash
to seller. Sale is subject to Owner's approval.
