Bidder’s Terms:  $100,000.00 deposit to obtain a bidder number, required to bid.  Deposits can be in the form of cashier’s check or wire transfer made to First American Title, call or email george@auctionaz.com or 602-469-4635 for the escrow account number.  The bidder deposit must be received before close of business Monday 12/18/06.  An additional non-refundable deposit must be received from the successful bidder(s) of no less than 10% of the winning bid amount on or before 12/29/06, 4:00 P.M., Arizona Time.  Balance of successful bid is due and closing to take place at Court's discretion.  Although some due diligence materials will be supplied, subject properties will be sold “as is”.  Please conduct all due diligence prior to auction.  All decisions made by Judge Marlar during the hearing will take precedence over any previous written or verbal instructions.

• 162 home starts in different stages of completion, some as close to completion as having carpet installed

• 190 vacant finished lots with underground wet utilities and paved roads

• 80 unfinished lots with underground wet utilities but no paved roads
