Bidders are encouraged to personally inspect the subject property prior to
auction as this property will be sold “as is” and “where is”. Close of
escrow to occur on or before 10/31/07. DHI Title shall be escrow company.
All closing documents must be signed and returned to title company no later
than 10/25/07. Buyer to pay all escrow fees/title fees/recording fees.
Bidders must conduct all due diligence to satisfy themselves prior to
bidding, including on-site inspections, land investigations, and title
searches. Bidder understands Bidder is purchasing subject property in “as
is” condition and as such waives his/her review and approval of seller
disclosure statement. Seller guarantees subject property will convey to
Buyer free and clear of all liens and encumbrances. Above information is
deemed reliable, however it is the responsibility of each Bidder to confirm
above information prior to auction. This property will be sold to the
highest bidder regardless of price.
