All of the
properties being offered at the auction are for sale with seller financing. You
may pay cash for any property, or you may finance it with us. We do not check
your credit, and you do not have to qualify for financing. EVERYONE QUALIFIES
FOR FINANCING, REGARDLESS OF YOUR CREDIT.
Properties are being auctioned using two different formats. Items 1-140
(properties with the green background on the land parcels for sale page) are
being sold in a live auction format. You are bidding on the full purchase
price of these properties.
When you
are the successful bidder for a GREEN live auction property, you have two ways
to pay:
#1 You may pay in
full. For example, let's say you bid $3,000 for property #1.
You would pay $3,000 for the property, plus the standard closing/
recording fee of $200. The total you would pay is $3,200.

#2 You may finance the property.
All of the properties in the green section may be financed by paying 25%
down. In the example above, if you bid $3,000 for property #1, you would
pay the following:
$3,000 x
25% (Down Payment)

+ $200
= $950 |
The
balance of the purchase price ($3,000 minus the $750 down payment =
$2,250) would be financed. Remember, we don't check your credit, and
anyone may finance a property. In this example, the $2,250 would be
financed for 3 years (36 months), at 12.9% interest. You would pay 36
payments of $75.70. |

The
following guidelines apply to financing:
$1 - $1,000 Must
pay in full on auction day
$1,001 - $2,500 May be financed up to 3 years / 36 months
$2,501 - $5,000 May be financed up to 4 years / 48 months
$5,001 - $10,000 May be financed up to 5 years / 60 months
$10,001 - $20,000 May be financed up to 6 years / 72 months
$20,001 - $30,000 May be financed up to 7 years / 84 months
$30,001+ May be financed up to 8 years / 96 months
