$1,000.00 cash/cashier's check deposit made out to Bidder in order to obtain a Bidder's card.  This deposit is refundable to all unsuccessful bidders and is non-refundable to the highest bidder.  Successful bid must be paid in cash, cashier's check or wire transfer no later than 9/11/08, 12 PM and will be non-refundable.  Successful Bidder will be issued a Trustee's Deed by the US Bankruptcy Court within 30 days of approval.  All Bidders are encouraged to personally inspect the subject property prior to auction as this property will be sold "as is" and "where is."  Sale is subject to Bankruptcy Trustee approval.  Bidders must conduct all due diligence to satisfy themselves prior to bidding, including on-site inspections, land investigations, and title searches.  Bidder understands Bidder is purchasing subject property in "as is" condition and as such waives his/her review and approval of seller disclosure statement.  Seller makes no representations or warranties whatsoever.  Property descriptions are deemed reliable, however it is the responsibility of each Bidder to confirm all information prior to auction. 

The successful Bidder agrees to the above terms and conditions, waives all inspections/surveys after auctioneer says "sold", and agrees to agency disclosure that AuctionAZ.com, LLC represents the Seller exclusively.
